LOWER HOUSE CLOSES SEPTEMBER SESSION

ZAGREB, Oct 11 (Hina) - The House of Representatives passed a Tenancy Act on Friday. The Act regulates relations between tenants and landlords in flats confiscated by the Yugoslav state (protected tenancy) and in private flats (normal tenancy or sub-tenancy). Protected or sitting tenants are holders of tenancy rights to flats that had been confiscated by the former Yugoslav state and are now to be returned to their owners under the Compensation Act, also passed today. For this type of tenancy, the rent is fixed by the Government and the owner may not turn a tenant out without offering him/her a similar flat to live in. If the landlord decides to sell, sitting tenants have the right of first refusal. The Act also regulates some issues relating to normal tenancy, such as the increase of rent, termination of tenancy contracts etc. After approving two reports by the National Bank of Croatia - the Annual Report and the Financial Statement for 1995, the House closed this session.
